01Which jobs do you do yourselves?Gardens, small repairs, pressure washing. Ask which ones go to another trade.
02Do you charge by the hour, by the job or a set fee per visit?Ask about any minimum charge for a short visit.
03How often would you visit, and what is done each time?Ask for the list in writing so a missed task is easy to spot.
04Is it the same person each visit?Someone who knows the property works faster on it.
05Who buys materials, and are they charged at cost?Or with a margin added. Ask for receipts if that matters to you.
06How will you get in when no one is home?Keys or a lockbox. Ask how keys are labelled and kept.
07Will you report on what you did and anything you noticed?Photos after each visit help an owner who lives elsewhere.
08How much notice do you need to change or stop the service? And whether there is a contract term.
Ask each business the same questions and write the answers side by side. Printed, the sheet fills one page, with a column for each of three quotes. From melbournepropertymaintenance.com.au, a concept page.

One-off jobs and regular visits

A single clean-up and an ongoing schedule are priced differently. Say which you want when you call, and if it is ongoing, say how often you picture a visit.

A set fee per visit is easier to budget for, but only if the list of tasks behind it is clear. Ask for that list.

For homes you live away from

Agree a limit on what the business can spend on a repair without asking you first, and write it on the sheet.
